Listing Price…Does it Really Matter?

Tuesday, March 30th, 2010

Does the List Price Matter When Making An Offer on Incline Village Real Estate?

This is a very interesting questions and one that makes some buyers AND sellers uncomfortable in Incline Village.  In the past it was standard to price a home based on recent market data including the future market (pricing 30-60-90 days out) especially in an EXTREME buyers market where inventory levels are huge and sales are few.  Add in the fact that no two properties are alike (lot size, sqft, build, age, etc.) and you are definitely not comparing apples to apples nor even apples to oranges.  Read the entire article and see detailed MLS info here…

Another slow week as skiing slowly comes to an end and tourist traffic to Tahoe slows to a crawl.  This must be the ‘Year of the Condo’ however as the activity here seems to be picking up!  Want to know what is new for sale, what went into escrow and what just sold and for how much.  This weekly update shares it all.  For the week of 3/22-3/28 the following was happening in Incline Village Real Estate…

Best Buy- Bank Owned New Construction!

Wednesday, March 24th, 2010

Three newly built Tahoe style homes have just been listed as bank owned in the $1.5MM range. These 4,000+/- sq ft homes are beautiful examples of Tahoe architecture, with great mountain views, open sunny 1/2 acre lots, and close to everything! I do think these will go into contract soon, if the bank is willing to entertain lower offers- see Campbell Court listing details and photos and contact Lexi 298-3250 for more info, to see the homes and make an offer.

Incline Village Market Update

Monday, March 22nd, 2010

Your weekly update for Incline Village Real Estate is here, brought to you by Team Soli of Intero Real Estate Services.  Although it seems much slower as Winter winds down and Spring is in bloom, there was still activity on the home sales front for the week of March 15th-21st.  Remember that Incline Village and surrounding areas of Lake Tahoe thrive on the arrival of buyers when they come to town for skiing, water sports and other adventures that each season brings, but as theose season come to an end and the new ones are not yet fully in bloom we run into a few slower weeks.  This was one of them, but thankfully not a total dud!  Click here for all the details…
