Activity is picking up in the Incline Village real estate market. Property showings have jumped, and buyers are picking up some of the best listings at the right prices. In the past week, 6 new listings came onto the market in Incline Village and Crystal Bay. There have been 18 price changes- 16 reductions and 2 price increases, 9 new escrows, and 6 new sales. Are things slowing down? Well this week the sales came to a screaming halt. Not one sale in any category reported for the week. There were a slew of new escrows however, so there are some sales out there for the future and lots of activity. In the past two weeks, 30 new listings have come onto the market in Incline Village. There have also been 28 price changes (all except 1 were reductions), 11 new escrows, and 3 new sales. There are 50 properties in escrow, ranging in price from $399K to $12M, and 360 active listings. Activity has picked up with increased showings following our busy President’s Day weekend, and new listings will likely continue increase into spring. There were 20 new listings, 12 price changes, 4 new escrows and 8 new sales this past week in Incline Village. Among these. A notable sale just off Lakeshore Blvd. over 3,000 sq ft built in the past 10 years with a sales price in the $300’s per sq ft range. Great buy? Read on!

Signs in the market do not indicate a slowdown and as a matter of fact slow and steady seems to be the nature of the current market. During the week of January 18th-24th the following took place in the Incline Village Real Estate Market:
New Listings: 3 condos hit the market, 1 new PUD (Planned Unit Development) and 4 Single Family Homes.
Price Changes: 9 condos reduced their prices this week, 2 PUDs and 3 Single Family Homes.
New Escrows: 4 condos were the lucky recipients of an offer that was actually accepted, 1 PUD and 2 Single Family Homes.
Sales for the Week: 2 PUDs and 2 Single Family Homes closed and were able to move on. Both PUD and SFH sales were GREAT deals for the buyers and probably a relief for the sellers. Some of these homes have been on the market for over a year and a half. Ouch!
Market Rejects: 4 condos were rejected by the market this week, 2 PUDs and 4 Single Family Homes although 3 of these were withdrawn due to an agent changing offices.
